Costs
What costs will EHR charge once I start looking for a rented accommodation?

You can register with us free of charge. After an oral or written agreement we will charge only the costs of the agreement (unless otherwise specified in our housing stock). The costs are € 595,00 excluding VAT. When you rent for a shorter period (up to 4 months and less) we will charge € 125,00 extra, excluding VAT.
If the website states commission or brokerage, EHR charges 10% of the annual rent excluding VAT. You will not pay any administration costs in this case.
We will charge € 275,00 excluding VAT extension charges for extending the tenancy agreement.

Registration costs
I would like to register with EHR. Are there any costs involved?

No, there aren't, you will only pay when the mediation is successful. EHR mediates on the basis of 'no cure no pay'.

Rent
How is the rent given on the website calculated?

As indicated, the rent is always exclusive of gas, water, electricity, cable, Internet, telephone, service charges (where applicable) and municipal levies. For tenants, the municipal levies include sewerage charges, waste collection levy, water board tax and, where applicable, polder charges.

Furnished / semi-furnished
What is the difference between furnished and semi-furnished?

Semi-furnished means that the accommodation is fitted with curtains and floor covering and light fittings.
Furnished means that all necessary furniture is present.

Viewing
I would like to view a house. What must I do?

Register yourself via the registration form (link to registration form for private persons). Then you can present yourself for viewing the property via our website. Based on your registration we will contact you to make an appointment for a viewing.

Temporary tenancy
What does temporary tenancy mean?

This means that you enter into a temporary agreement, with a commencing and an end date. You will leave the accommodation on the end date. Temporary tenancies usually vary from 3 months to 3 to 5 years.

I want accommodation for rent with immediate effect. Is this possible?

Yes, it is. EHR does not have waiting lists. registration

I am looking for accommodation for an indefinite period of time. Does EHR offer these accommodations?

No, EHR mediates only in temporary accommodation. If you want accommodation for unlimited time you'd better contact housing associations like Vivare, Vesteda or Portaal.

I want to rent
What information does EHR need when I want to rent a home?

We need a copy of your passport, your name and address details, a payslip and an employer's or accountant's statement before a tenancy agreement is drawn up.

Security deposit
Must I pay a security deposit, and if so, when is the deposit returned?

Yes, you will pay a deposit to the amount of 1 or 2 months rent at the start of the tenancy agreement. The deposit will be transferred to bankaccount of the letter, and will be transferred to the account number you provided within one month after approval of the final inspection.

During the term of the tenancy
Must I register with gas, water and electricity suppliers?

Yes, you must register yourself at the start of the tenancy, unless otherwise agreed in the tenancy agreement. E HR will write the meter reading on the inspection report.

I am renting a dwelling which is put up for sale. Am I obliged to cooperate in the viewing?

Yes, the estate broker will inform you about the viewing at least 24 hours in advance and usually has the key of the house. You need not be at home during the viewing.

My rented accommodation needs some repairs. Who must I approach?

The name and telephone number of the manager or supervisor of your house is given in the tenancy agreement. This supervisor or manager is always your first contact person.

Do I have to keep up the garden?

Yes, you have to; you have rented not only the dwelling but also the garden. This garden must be kept in the state in which you accepted the property. The state of the garden is recorded in the inspection report which is drawn up at the start of the tenancy.

I want to terminate my present agreement. What actions must I take?

Depending on the provisions in your tenancy agreement you can terminate your agreement by registered letter to the landlord and by letter to EHR. Please consult your tenancy agreement.
