Costs
How much will EHR charge for mediation?

EHR mediates on the basis of the 'no cure no pay' principle.
A commission of 10% is charged for the duration of the tenancy agreement, with a maximum of one year, with a minimum of € 500.
There are administration charges for renewal of the tenancy agreement, these costs are € 275,00 excluding VAT.
If you bring in a tenant yourself, EHR will charge € 595,00 for drawing up the tenancy agreement. We charge € 55 for having carried out an extensive verification of the tenant's identity.
Other services that do not come within the scope of mediation will be invoiced for a fee of € 45 per hour.
All rates mentioned are exclusive of VAT.

How much do we charge you for putting your house on our website ?

We charge you a one time amount of € 95,00 for putting your house on our site. The mentioned rate is exclusive of VAT.

What services can I expect from EHR?

We can only arrange mediation for you, or take care of both mediation and management of your property.

Management
What does it mean to me if you let EHR manage my property?

Having Executive Home Rentals manage your property means that you need not appeal to your relatives, neighbours or friends for taking tough decisions about your property and personal belongings. We charge 6% excluding VAT of the monthly rent. This amount will be set off in arrear against the monthly rent. For having technical management carried out, such as adjustment to the accommodation and supervision of major maintenance, we will charge a hourly rate of € 45.

Tenants
What tenants find temporary accommodation via EHR?

EHR is specialised in the corporate market, which mainly consists of expatriates. But also private persons who have reasons for renting temporary accommodations (e.g. when they have sold their own property, or are building a new home) can rent via EHR.

Temporary letting
What does temporary letting mean?

It means that you enter into a temporary agreement with a commencement date and a final date. E HR screens the tenants for the reason they have for temporary renting.

I have put my house up for sale. Can I let the property for the time being?

Yes, you can. Temporary letting is an excellent solution for the period between moving and selling. EHR works closely together with your real estate broker in such cases.

Tenancy agreement
With whom do I conclude a tenancy agreement?

The tenancy agreement is concluded with the tenant, as stated in the agreement. This may be the company by which the tenant is employed.

During the term of the tenancy
Do I have to disconnect gas, water and electricity?

You must cancel the suppliers yourself, unless otherwise agreed. This also applies to your telephone, cable and Internet connections.

Which maintenance costs are to be borne by the tenant and which by the landlord?

The costs of major repairs must be paid by the landlord. Daily upkeep is at the tenant's expense. (link to General Terms and Conditions EHR). All this when this is reasonably related to the duration of the tenancy agreement.

Who is responsible for keeping the garden in order?

The tenant is responsible for daily maintenance of the garden during the term of the tenancy agreement. The condition of the garden is recorded in the inspection report which is drawn up on the commencement date of the tenancy agreement.

If a tenant rents my house, is there still a chance that the house can be viewed?

Yes, the tenant must cooperate in viewings, open day routes, etc.

The tenant has not paid the rent. What can I do now?

You should contact the tenant as soon as possible.
